How fast can you start on site?
Forty days from the operational brief to site mobilisation. Design and authority submission run in parallel in-house, and steel, cladding and plant are procured against the approved drawings with fixed lead times — so the date we give you is built on confirmed deliveries, not estimates.
My Al Layyan plot has a development deadline. Can you help?
Yes — most of our 2026 programme is in Al Layyan 1, and we are the named contractor on Dubai Municipality-stamped drawings there. Send us the plot number and your lease conditions; we design to the permitted coverage, lodge the submission and mobilise so the plot shows active construction well inside the deadline.
Do you build mezzanine floors and extensions inside existing warehouses?
Yes. Structural steel and RCC mezzanine decks, office levels and extensions are engineered into the existing frame and foundations, submitted for approval and built while the operation continues where possible — the Al Quoz scheme above keeps an operating warehouse running throughout.
What is a Pre-Engineered Building (PEB)?
A PEB is a steel structure engineered and produced off-site to a specific design, then assembled on site. It is faster to erect and more cost-efficient than conventional construction for warehouses, factories and logistics facilities.
What clear spans can you achieve?
Our PEB systems routinely achieve wide clear-span interiors without intermediate columns, which maximises usable floor area for racking, manufacturing lines and vehicle movement. Exact spans are confirmed at design stage.
Do you handle industrial authority approvals?
Yes. We manage approvals for industrial and warehouse developments including civil defence requirements, as part of the design and build scope.
What's the difference between PEB, hot-rolled and cold-formed steel structures?
PEB uses factory-engineered primary steel frames for the fastest, most cost-efficient build on standard spans. Hot-rolled steel uses conventional I, H and universal sections, welded and bolted on site, for heavy crane loads and multi-storey industrial buildings. Cold-formed (light-gauge) steel uses thinner C, Z and sigma sections for the lowest cost on lighter storage and factory applications. We help you choose the right system for your load, span and budget at design stage.
How much does it cost to build a PEB warehouse in Dubai?
PEB warehouse construction in Dubai typically runs AED 220–235 per square foot (roughly AED 2,400–2,500 per square metre), delivered as a complete design-and-build package. This includes structural steel frame, standard insulated cladding envelope, MEP (electrical, fire detection, water, gas, data), civil defence systems, all authority approvals, and design engineering.

What's not included: HVAC (air conditioning) and extra façade works. HVAC is specified and costed separately based on your cooling loads and system choice — a critical variable in UAE heat, so pricing it independent of the structure is more accurate. Premium or custom cladding upgrades are also quoted separately.

Hot-rolled and cold-formed steel structures don't have standard ranges because their cost is load-specific: crane capacity, multi-storey height, irregular geometry, and modification tolerance each shift the price significantly. We quote those after understanding your actual brief.

Our AED 220–235/sqft figure is transparent and fixed-scope. Some competitors quote "from AED 350/sqft" — that gap usually reflects different scope (what's included), not price-gouging. Ask what's inside any quote before comparing.
