How long does it take to build a super deluxe villa?
A typical super deluxe villa runs 12 to 18 months from design approval to handover, depending on size and specification. Authority approvals usually add 6 to 10 weeks at the start, which we manage on your behalf.
Do you handle Dubai Municipality approvals and permits?
Yes. Our in-house engineering team prepares all drawings and secures authority approvals including Dubai Municipality, DEWA and any relevant community developer NOCs, as part of the design and build contract.
Do I need my own architect, or do you handle the design?
You do not need to appoint a separate architect. Our in-house design and engineering team produces the concept, detailed drawings and structural calculations, and prepares the full authority submission package. If you already have a preferred architect or existing drawings, we are equally happy to build to them.
Do you build on my own plot, or do you sell completed villas?
We build on your plot. Abu Ali Group is a design-and-build contractor, not a developer — you own the land, and we take the project from concept design and authority approvals through structure, MEP, joinery and finishes to turn-key handover. Most of our villa work is new construction of this kind.
Which Dubai communities do you work in?
We build villas throughout Dubai, including Emirates Hills, Palm Jumeirah, Dubai Hills Estate, Arabian Ranches, Al Barari, Nad Al Sheba, Jumeirah, Umm Suqeim, Mohammed Bin Rashid City, Damac Hills, Tilal Al Ghaf, Al Furjan and Jumeirah Golf Estates. Each community has its own developer NOC and approval route, which we manage in-house.
What is included in a turn-key villa contract?
Everything from the ground up: concept and detailed design, structural engineering, Dubai Municipality and DEWA submissions, community NOCs, excavation and foundations, structure, blockwork, MEP and HVAC, aluminium and glazing, joinery and cabinetry, internal and external finishes, landscaping, snagging and final completion certificates. One contract, one point of accountability.
Do you provide interior design and joinery, or just construction?
Both are in-house. Our own carpentry and joinery division produces bespoke cabinetry, wardrobes, doors and feature woodwork, and we deliver aluminium and glass, HVAC and MEP with our own teams. That means one contract and one point of accountability from structure through to final finishes.
